This newly constructed (summer 2008) luxurious private villa is set within 2 1/2 acres of agricultural land in the plush Ayios Theodoros Valley near Skarinou village and situated half way between the beach resorts of Larnaca and Limassol (20 minutes’ drive)

The villa accommodation and all facilities are on one level with extra wide 36 inch internal doors, so ideal for wheelchair-users.

The spacious open plan main lounge and formal dining room have numerous architectural features including a natural wooden cathedral roof over the dining room and an ornamental fireplace which occupies a central position between both rooms.

Both the dining room and main lounge overlook the swimming pool and patio. During the day, the ‘blue’ glass patio doors offer both privacy and protection from the glaze of the sun, keeping all rooms cool during mid-summer

The kitchen is fully fitted to the highest standard with all necessary amenities including a double oven, microwave, and large fridge/freezer. A service washing machine and separate sink unit is located in the integral garage. A high-tech water filtration system has been installed in the kitchen to deliver high quality water for drinking and cooking. Water dispensers are also located throughout the villa and the swimming pool area.

TV LOUNGE: The second lounge also serves as a television/music room, comprising a corner settee (seating 6/8 guests), a coffee table and a 42” plasma television to keep up to date with UK terrestrial and Sky television (including Sky Sports and music channels).

There are 6 bedrooms:

Bedroom 1 is the en-suite master bedroom and sits under an impressive cathedral shaped roof.
There is a king size double bed, a walk-in dressing area and private bathroom with his and her washbasins, a half-moon bath and walk-in shower room.
Patio doors on 2 sides of the room open onto the swimming pool and outside seating areas

Bedroom 2 has 2 three-quarter size beds, built-in wardrobes, and is adjacent to a separate bathroom which is adapted for the needs of guests with limited mobility. This bedroom is recommended for those guests who use a wheelchair. Located next to the master bedroom, this north facing room has patio doors with easy access to a patio area

 

Bedroom 3 is a double-bedded room with fitted wardrobes, separate dressing table facilities and patio doors which offer open access to a patio area.
The bedroom shares wheelchair friendly bathroom facilities with bedroom 2.

Bedroom 4 is a double-bedded room with fitted wardrobes and dressing table, with patio doors leading directly onto the swimming pool/patio area. 
The bedroom shares adjacent bathroom facilities with bedroom 5.

Bedroom 5 is a spacious bedroom with two regular sized single beds, fitted wardrobes, a dressing table and patio doors leading onto it own private patio area. Located away from the swimming pool/sunbathing area, the quiet room offers some peace while other guests may be using the swimming pool. The private patio area is south facing and a suntrap from sunrise to sunset.
The bedroom shares bathroom facilities with bedroom 4

Bedroom 6 is en-suite with a 'Queen' size bed, fitted wardrobes and patio doors overlooking the swimming pool/patio area.
The private bathroom has all the usual facilities including a bath and combined shower.

 

   

All bedrooms have full air conditioning units and central heating radiators which are individually controlled

 

 

BATHROOMS:

 

A specially designed bathroom serving bedrooms 2 & 3 has a ‘wheel-in’ shower room, raised WC with grab rails and basin with lowering system.
Self-propelling and attendant-propelled shower chairs are available for hire- have a look at our equipment section.

OUTSIDE AREA/POOL:
  

The swimming pool has eight broad steps gently leading into the swimming pool with hand rails on both sides. Removable child safety fencing is affixed around the swimming pool.The pool water is a constant 1.2 metre in depth

On the patio beyond the swimming pool is a barbeque with sink and outside shower area.

AMENITIES:

Skarinou village has a small convenience store, cafe and a few retail shops. The nearby villages of Kofinou (3 miles) and Alaminos (7 miles) offer a greater range of grocery stores, supermarkets and bakeries.
